Katie explained that each tenant is its own entity and that there is a wide range of offerings among the retailers. For example, there is a swim school for children in one building and a surgical center with a high volume of patient and visitor foot traffic in another building. So the day-to-day, demographic, and hours of operation vary significantly among each retailer.
Considering the range of use within the complex — the property management group needed to provide a convenient, accessible, meal offering that appeals to its diverse tenants.
The Challenges They Faced
The Bradley Business Center had zero food offerings, and there was very little within walking distance.
Although Farmer's Fridge is in most Hines buildings, Katie did her due diligence to ensure she brought in an on-site meal solution that made the most sense for this unique complex. She shared that there were several important factors to consider in her search. First, because this development consists of valuable retail space, it was important to find a meal solution that did not take up a lot of space. Second, it needed to be available around the clock. And lastly, it needed to be a meal option that the tenants actually enjoyed.
She quickly found out that alternative options were not feasible. They required a significant amount of space and came with a heavy price tag.
Unsatisfied with her findings, Katie turned to a reliable solution: the Fridge.
